Businesses keen to put down roots in Bromsgrove

The demand for quality commercial property in the West Midlands is as high as ever, with interest fuelled by strong businesses looking to become owner occupiers.

That’s the view from agent John Truslove, appointed to sell The Boulevard at Buntsford Gate, the first development created by Horgan Commercial.

It’s one of a handful of new-build sites for sale in the region and the only one in the Worcestershire town of Bromsgrove.

The town is highlighted on the Worcester Plan for Growth 2020-2040, where investment in the A38 route into the town is part of a project pipeline for the region.

Horgan Commercial is the sister company to the award-winning Midlands housebuilder Horgan Homes, and the units at The Boulevard reflect the high standards and quality with which the Horgan brand is synonymous.

Ben Truslove, joint managing director of commercial property agents John Truslove, is handling the sale of The Boulevard on behalf of Horgan. He said: “Interest levels are increasing as building progresses. Three of the larger units already have offers on them, so there is only one large unit left.

“Demand for good quality new industrial units remains good, largely driven by businesses looking to become owner occupiers.

“What we are seeing is people who have good businesses and live in the area who are getting fed up with paying rent. Many want an asset which can go into their pension pot and be rented back to their own business. It’s going well, it’s very exciting.”

Ben said that of the 16 units under construction, deposits have been put down on two and four more were at the advanced negotiation stage.

Sophie Horgan, director of Horgan Commercial and Horgan Homes, said: “This is the only freehold commercial development available in Bromsgrove at the moment so we expected demand to be high, and we’re very pleased with how it’s going.

“Horgan has an established reputation for high quality – we build homes that people want to live in, and now we’re building industrial units that businesses want to grow in.

“The shortage of good quality, purpose-built industrial units has long been a problem in the West Midlands, so it made sense for our first commercial development be in the area we call home.

"Our aim is always to make a positive contribution to the local economy. These units will be a real boost for local businesses, and our commitment to using our Midlands supply chain wherever we can makes The Boulevard a double win for the region.”

The Boulevard, which is being built on land off Buntsford Drive, offers about 25,000 sq ft of commercial property for sale. There are three different sizes of unit available, at 1,250 sq ft, 1,920 sq ft and 2,500 sq ft available.
